My advice.. Jump now. before the rates start creeping up. The mortgage always looks large to a first time buyer. It will shrink as you grow older and make more coin. Scrape together whatever you can by whatever method you can. Your taxes will come down and your equity will go up. Find a starter home and start paying yourself and not the landlord. You have two rents, I presume. Combined they probably equal a mortgage payment.

I enjoy driving.. Always have. Know what I mean? So when I do get questioned about my enjoyment, I am always respectful. I have been questioned so many times now in so many states (would you believe 10 states and 1 jurisdiction, with some states multiple times :-)) that it is rather pro forma for me. I expect to be counseled about my enjoyment and look at it as the cost of my enjoyment. True statement: I have been let go on my last six, yes six counseling sessions with a warning. When I tell my friends and family this they all seem incredulous of this. My response: "I have paid my lifetime deductible".. I could tell you stories... All my counseling sessions that carried a fee have a funny component to them. I always have paid my fee, no questions, quibbles or squabbles. I sincerely appreciate your position and mine and respect you for doing it. Thank you for your service. Edit: I should also say that I respect the 40s and 30s. My enjoyment comes on the Interstate and yes, I have been counseled in PA.

I see it as a godsend and a bane at the same time. It's been a few *cough* years since I studied geometry. So when it comes time to help my kids with their homework, I google how to solve the problems, in essence teach myself, then a I help them with their homework. I can't imagine life without it. That's the upside. The downside is I see it as an isolater. Look around the society you live in. Just about everyone, and I mean everyone, is heads down on their phones. I was in a restaurant the other day. I took a count. Out of 35 patrons, I saw 32 phones. Of the 32 phones, 21 were actively being checked and the other 11 were a finger tip away. The three I could not see were one child and two apparent septuagenarians. There have been a few inventions that have dramatically changed society from one of neighbors know their neighbors to one where neighbors may not know or flat out don't care about whole lives next door. They are: air conditioning, television and now cell phones/computers.

For those who don't the history of our Buffalo Bills nickname. "After buying the team, President Ralph C. Wilson selected the name “Buffalo Bills” for his new AFL team, but the name originated long before Wilson chose it on November 30, 1959. The Bills are not the first football team to represent the city of Buffalo (they are not even the first NFL team, for that matter. The Buffalo All-Americans were a charter organization of the NFL, but folded in 1929). Between the two NFL franchises, Buffalo was home to the professional football team the Buffalo Indians in the early 1940s. After the Indians, later renamed the Tigers, folded, the first Bills organization, an All-America Football Conference team, came to town. Those Bills were originally named the Bisons, but owner James Breuil, who also owned Frontier Oil Company, wanted to go all in on the frontier theme for his Buffalo holdings. He renamed the football team the Buffalo Bills after the Pony Express rider after running a contest that offered a $500 prize for the winning entry. That winning entry was sent in by James F.
