  2. I agree. I'm also suspicious of the claim that teams like Tampa and Boston are playing down to us. Those teams are trying to get things straightened out with their rosters before the playoffs. They're not resting their starters, and I bet they wouldn't like to skid into the off-season losing a bunch of games against bad teams. This isn't resting your starters in week 17 like they do in football.

  12. I couldn't possibly afford a home in the Elmwood village even if I wanted to. It's a black hole on the map when I put my search in on Redfin :lol: Ah. I wasn't sure if there was a GIS/parcel data service or something they could query.
  13. I dunno, I think that's just gaming the CBA. I can't see GMs having a problem with that other than wondering why they didn't think of it first.
  14. I don't understand the complaint about the arena being cold. You arrive in a winter coat and a hat. Or at the minimum a sweatshirt. I hate stuffing my coat behind me on the seat but let's not make it any warmer in there please. It's fine.
  15. I think the concern is that it would turn into a trolling arms race. Where GMs would just be offer-sheeting players on other teams to drive their value up and put other GMs in cap trouble because they'll always match the offer sheet. Basically, these GMs see each other as trading partners so they don't want to piss each other off. If I were a GM and a real jerk, I would absolutely offer sheet players just to screw with other GMs. But everyone would also hate me and never trade with me.

  17. We're definitely not looking to be in a neighborhood with rentals. I'm going straight middle burbs unless something interesting shows up. I'm shooting for Cleveland Hill/near the Airport/Maryvale/Cheektowaga schools. East of Harlem, north of Walden, west of Transit. I would also venture in to Sloan but that's a little farther south than I want to be. I figure a home there isn't going to see too much change in value over the time I'm in it, and if I want to move out to a school I like more when kids are ready then we'll have enough in to the house to do that. I suspect kids wont be happening for at least another 5 years, so I've got 10 years before schools are a major issue. I'm intrigued by the South Buffalo housing market and the boom that is supposedly coming, but frankly I just am not that interested in living in South Buffalo. That's kinda the impression I've been getting. So really I just need my realtor to know how the property tax is being assessed wherever I'm buying.
  18. It's not bad, but it's definitely dated. It's 20 years old. They've made improvements but I suspect it's due for a major overhaul.
  19. Gonna skip individual posts and say good stuff here everyone, much appreciated. I have a question: when is a house value assessed for property tax purposes? I see expensive homes paying historically low property tax and cheaper homes paying significantly more, and everything in between. Is there a way I can predict what my property taxes will be on a house?

  21. Looking at my spreadsheet of projected costs I can't imagine spending even close to $20k for those kinds of things, but I understand how one could. I think I'm at about $7k tops, and that's if I'm buying nice new appliances. I'm also pretty handy, so a lot of the updates are things I would plan to do, like paint or cabinetry or whatever. I could see paying someone to do carpets or vinyl flooring. That'll be a couple grand. But I don't plan to buy something that desperately needs a roof or foundation work or anything. That'd be a deal breaker for me probably. Yelp might work. I don't have a ton of friends who have bought older houses, but I know at least one should have a good inspector to recommend given the house they bought. I did that about a year ago so I've got an okay idea, but my finances have changed so I'm expecting a better result this time around. My cousin had great luck with a mortgage broker here, so I'm probably going to work with that broker at least initially.
  22. This squares pretty good with my understanding of the process. Basically where I'm at is that I could do one of those first time homebuyer programs where I'm stuck in a house for 5 years to meet the terms of the grant, or I buy a house without the grant and end up there for the same amount of time anyway waiting for the equity to square so I can sell. *shrug* Either way, I'm ready to be done renting. I'm 100% ready to be done. I hope I can find a good inspector. I have no idea how I'm supposed to track something like that down. How do I know I'm getting a good inspector? As to the bolded, this will never happen, because I have student loans which loan officers say should basically disqualify me from buying a home at all. "Student loans? Ah, we can qualify you for this 1992 Chevrolet Tiara Conversion Van". :P I'm thinking I can get qualified for around 100k, which is just about where I want to be anyway. Ideally I can get something I like for under 90k based on what I'm seeing for the location I like.
