That Aud Smell Posted July 22 Report Posted July 22 58 minutes ago, ... said: You must not be familiar with Clarence, as in, driving around checking it out on the ground. But even a real estate site validates my claim. Spaulding Lake is full of cookie cutter McMansions. Zoom in on any property around Spaulding Lake. Most lots are between .5 and 1 acre. This is Clarence. https://www.realtor.com/realestateandhomes-search/Clarence_NY?view=map&qdm=true&pos=42.981345,-78.63358,42.9754,-78.624101,17 If you're in the Clarence "village" area, you might get a little over 2 acres. Average is probably .75 - 1.5 acres. Doan's place sits on ~1.85 acres. To the east northeast, his lot abuts a mosque. 1 Quote

He bought on a street where the outliers of "the .5 - 1 acre lots" are. Looks very nice, but still samey to me. Maybe because the neighborhood was clear-cut. As others have said "to each their own". Wonder if there are other hockey players right there. Quote

There are some big houses on big lots on Stage rd. Some are new. There are some with Barns for horses in the northeastern part of Clarence. Spaulding lake may not be for everyone one but it is close to the school so it is good for those with kids. The town is large and very diverse in it's housing inventory. I live in Newstead where there is some mansion creep into the Western part of the town. Not sure who is in them but it would not surprise me if there were some NHL folks in those houses. 1 Quote

Fair enough. But 2.5M+ for 4k square feet is a lot in WNY. Plenty in the $1M-2M range in Clarence. But I guess who’s counting that closely after signing a big contract? Quote

He's spending 10% of his net income, after the contract runs its course, on the house. As an investment, I think it’s a poor choice. IMHO, real estate in WNY will return to its soft self once the housing market opens up fully nationwide. The levers are already being pulled. 1 Quote

But Clarence, Clarence Center, Harris Hill, Hunts Corners, etc. most lots are under 2 acres. Most are really under 1.5 acres ("most" being the operative word, clearly implying "not all"). Too much money for a realtor to lose if they sell too large a lot. Larger lots are probably available, as you say, in Newstead. Quote
Eleven Posted July 23 Report Posted July 23 I can't imagine wanting to live in a giant McMansion in Clarence at 24. Waterfront condo at that age, all the way. 1 1 Quote

When I saw "8 year old home" my immediate thought was Money can't buy taste. Obviously I'm teasing. I have no idea what it looks like. I'm just a fan of colonials. And if I had money I'd be in a ***** ancient mansion covered in warm wood tones and about 100+ acres for my dogs and horses with zero neighbors to be found. But I'm old. 1 Quote
